When choosing the right Brokerage, your choice will ultimately come down to selecting a company that provides the right blend of relevant benefits versus their associated fees and commission splits. Living Vogue provides the highest level of services, training, and benefits availble, while also providing the highest splits in the industry. Living Vogue offers two compensation plans for agents to choose from.

THEIR 100% PLANS
With this model, in exchange for less assistance, agents keep 100% of their commission. Rather than taking a percentage of your commission, these brokerages typically charge a monthly fee, a broker and/or transaction fee (a flat fee charged per deal), and sometimes an “E & O” fee (to cover the firm’s insurance). Brokerages play with these numbers to sound most enticing to agents, but it’s basically a pay to play model. Most brokerages that offer these types of plans are “Agent Mills”. Not unlike puppy-mills, they seek hiring a high volume of agents with little regard for the quality of licensees signed, or the resulting dilution of the brand’s reputation. They offer next to nothing in terms of benefits since they make next to nothing in terms of revenue. If your brokerage highlights free private conference rooms with LED TV’s, unlimited faxing, and a private Facebook group for agents on their website, they are likely an “Agent Mill”.
OUR 100% PLAN
The difference is our wide-ranging benefits. Pay just $595 per month and keep 100% of your commission. No other fees, a la cart add-ons, mentoring fees, desk fees, or other schemes. And we don’t just provide you with LED TVs, a FAX machine, and a Broker who may or may not answer their phone – WE PROVIDE A FULL COMPLIMENT OF BENEFITS AT NO ADDITIONAL COST. These include multiple trendy, chic showrooms in high-foot traffic, lead-bearing locations, daily live training classes & weekly one-on-one “Tom Ferry” inspired mentoring sessions, listing marketing & award winning marketing material, tech including IDX websites & Chime CRM software, healthcare & retirement benefits, personal branding packages & use of our video/podcast studio, and much more.
THEIR TRADITIONAL SPLIT PLANS
With this model, brokerages provide a variety of services to agents in return for a “split” of your earned commission. For most agents this split can range from 60-80% depending on your experience and success. If the brokerage is a nationwide company, there is often a “Franchise Fee” on top of the split, typically an additional 5-8%. In the Sarasota market, for instance, if you’re an agent with around $2-5M a year in sales working for one of the “Big Three” local firms, your split is likely between 69-80% with no cap or sliding scale. In return for that split, you get to leverage their brand, but otherwise there are very few measurable benefits.
OUR TRADITIONAL SPLIT PLAN
What separates Living Vogue from our competitors are our superior rates and included benefits. Our splits vary based on your annual success. All agents start out at an 80/20 split. After you’ve sold more than $2M in a calendar year, the split increases to 90% (you pay us less). Once you’ve sold over $4M that year the split CAPS at 100% and you keep everything. Under our Traditional Commission Split Plan, not only do you get to leverage Living Vogue’s edgy trending brand, but we also provide added benefits such as listing media & marketing, transaction coordinators, and paid leads – on top of the complimentary services we provide to 100% Commission Plan agents.
